Tile Floor Installation in Oklahoma City: Process, Timeline and What Drives the Cost

A tile floor done right is permanent. It is also the most installation-dependent floor we sell: the same porcelain that lasts fifty years on a properly prepared slab cracks in eighteen months on a bad one. Why tile is different from every other floor

Every other floor we install has some give. Carpet, vinyl and even wood flex a little when the slab under them moves. Tile does not. It is rigid, bonded to the substrate, and any movement below it shows up as a cracked tile or a cracked grout line above it. That makes the substrate and the setting method the whole job. The tile itself is the easy part.

The slab, and the clay under it

Central Oklahoma sits on expansive clay that swells when wet and shrinks when dry. A slab on that soil moves seasonally, and a slab that moves will crack a rigid tile floor bonded directly to it. This is the single biggest reason tile fails in OKC, and it is preventable.

The fix is a crack isolation or uncoupling membrane between the slab and the tile. An uncoupling membrane such as Schluter DITRA lets the slab move slightly without transferring that movement to the tile above. We already install Schluter systems for heated floors, and on a slab with visible cracking or a history of movement, the membrane is not optional.   • Existing cracks are filled and, where active, bridged with a crack isolation membrane
  • Uncoupling membrane over slabs with movement history or under large-format tile
  • Flatness corrected before anything is set, because tile cannot bridge a low spot

Flatness matters more as tiles get bigger

The 12 by 24 and 24 by 48 formats we stock look clean and modern, and they are far less forgiving of an uneven slab than the 12 by 12 tiles of twenty years ago. A large tile spanning a low spot rocks and cracks; a large tile spanning a high spot creates lippage, the raised edge you catch with a toe. Industry standard for large-format tile is a substrate flat to within an eighth of an inch over ten feet, which is tighter than any other flooring we install.

So large-format tile means more slab prep: grinding high spots, filling low spots with a self-leveler, and using a medium-bed mortar rated for the tile size. That prep is real labor and it is in the quote. Our subfloor prep guide covers how we assess and price it.

Setting, spacing and grout

Tile is set in thinset mortar, or a medium-bed mortar for large formats, with full coverage under each tile so there are no hollow spots to crack later. Spacing is set with spacers or a leveling system, and a straight layout is planned so cuts land at the walls, not down the middle of the room. A single course out of square on day one is visible across the entire floor forever.

Grout goes in after the mortar has set, typically the next day. Cement grout is then sealed once it has cured; high-performance grouts resist stains without sealing. Wide grout lines and dark grout hide more; narrow, light grout lines show every bit of dirt. Heated floors

Tile is cold in an Oklahoma January, and it is also the best floor for radiant heat because it conducts and holds warmth. How long a tile install takes

Tile takes longer than any other floor because mortar and grout have to cure between steps. A typical OKC bathroom floor is two to three days including prep, setting, grout and sealer. Larger kitchens, open living areas and showers run four to six days. Add time for crack isolation on a slab that needs it and for large-format leveling.

The floor should not see heavy traffic until the grout has cured, and rugs should stay off for the first couple of weeks so the mortar and grout dry evenly. What drives the price of a tile floor

Tile has the widest cost range of any floor we install, and most of that range is labor and prep, not the tile.

  • Tile format: large-format needs more prep and a leveling system
  • Layout: straight lay is cheapest, diagonal and herringbone add cuts and waste
  • Slab condition: crack isolation, uncoupling membrane and leveling are real line items
  • Removing existing tile, which is slow, loud and generates a lot of debris
  • Grout type and sealing
  • Radiant heat as an option
  • Thresholds and transitions to adjacent floors, since tile is usually the tallest floor in the house

Where tile earns its keep in an OKC home
