Should You Replace Flooring Before Selling Your Home in OKC?

Neutral wood-look flooring in a bright, staged Oklahoma City home ready to list

When you are getting a house ready to sell, flooring is one of the biggest decisions on the list and one of the hardest to call. Buyers notice floors immediately, in the listing photos and in the first ten seconds of a showing. But you are also spending money on a house you are about to leave. The honest answer is that sometimes new floors are the best money you will spend before listing, and sometimes they are not worth it. Here is how to tell the difference.

Why floors matter so much to buyers

Floors take up a large share of every listing photo, so a stained carpet or a patchwork of three different hard floors is on show in almost every picture. In person, buyers walk on them the whole time they are in the house, and a floor that looks tired tells them the rest of the home might be too.

There is also the way buyers do the math. Most people who see worn floors do not think "that is a flooring job". They think "we would have to redo all of this", and mentally knock off a number that is often bigger than the real cost. That is the gap new floors can close.

When replacing makes sense

Replacement is usually worth considering when the flooring is something a buyer would have to deal with right away.

  • ✓Carpet with stains, worn traffic lanes, or pet odor that cleaning has not fixed
  • ✓Damaged hard floors: cracked tile, swollen laminate, peeling or lifting vinyl
  • ✓Several mismatched floors across the main living area
  • ✓Floors that are clearly dated and prominent in the listing photos
  • ✓Water damage, or a soft spot near a bathroom or kitchen that a buyer’s inspection will find

When a deep clean or repair is enough

If the floors are in reasonable shape, do not replace them just because they are not your taste, or not the latest look. A professional carpet cleaning, a thorough clean of hard floors and grout, and replacing a few damaged planks or tiles will often do the job for much less.

Before you decide anything about old carpet, look at what is under it. Pull back a corner in a closet. If there is hardwood underneath in good condition, exposing it may be a better story for the listing than new carpet, and it is worth having someone look at it before you spend money on top of it. Our guide to when to replace carpet covers what can be cleaned or restretched and what cannot.

What to install if you are selling

Flooring for a sale is not flooring for yourself. The goal is the widest possible appeal at a sensible cost, not your favorite floor.

For main living areas, kitchens, bathrooms and laundry, waterproof luxury vinyl plank in a neutral, mid-tone wood look is the safest choice. It photographs as wood, it reads as an upgrade to most buyers, and it can run continuously through the main floor, which makes rooms look larger in photos. For bedrooms, a new neutral carpet over a good pad still makes sense, and many buyers expect it. Our LVP vs. laminate comparison covers where laminate is a good value alternative in the dry rooms.

Avoid anything too personal or on-trend. Strong grays, very dark floors and bold patterns narrow your audience. Mid-tone, lightly textured and neutral is what photographs well and offends nobody.

Keep the budget in proportion

The point is to remove a problem, not to install the most expensive floor in the neighborhood. Premium material in a house you are selling rarely comes back to you in full. Spend on the rooms buyers see first and most, the living areas, kitchen and primary bedroom, and choose a solid mid-range product over a luxury one.

Staying in the in-stock range helps on both cost and time. In-stock material is priced on volume and can be installed quickly, and our guide to in-stock versus special-order flooring explains the difference. We also price-match the same or similar material, and if you would rather not pay for the floors before the house closes, flooring financing with 0% APR for 24 months is available to qualified buyers.

Timing it with your listing

Floors should be finished before the listing photos, never after, because the photos are what most buyers see first. The order that works is repairs and paint first, flooring next, then deep cleaning, staging and photography.

On in-stock carpet and many in-stock hard floors, installation can happen as soon as the next day once the house has been measured, so flooring rarely has to hold up a listing date. If you are still living in the house, our install-day checklist covers what to do beforehand, and our crew moves the furniture. Owners of rental properties getting ready to sell will find the same logic in our guide to rental property flooring.

Getting a straight answer for your house

The right call depends on the condition of your floors, the rooms buyers will see first, and the price range your home is listing in. We will walk the house with you, tell you honestly where replacement is worth it and where it is not, and give you an itemized installed price for just the rooms that need it. Book a free in-home estimate and tell us your listing date on the first call so we can plan around it.

Good To Know

Should You Replace Flooring Before Selling Your Home in OKC? — FAQ

Is it worth replacing flooring before selling a house? +

It often is when the floors are stained, damaged, mismatched, or obviously dated in the listing photos, because buyers tend to overestimate what it would cost them to fix. If the floors are in reasonable shape, a deep clean and small repairs are usually enough.

What flooring is best for selling a house? +

Waterproof luxury vinyl plank in a neutral, mid-tone wood look is the safest choice for main living areas, kitchens, and bathrooms because it has wide appeal and photographs well. New neutral carpet over a good pad still works well in bedrooms.

Should I replace carpet or just clean it before listing? +

Try a professional cleaning first if the carpet is in decent shape. Replace it if stains, worn traffic lanes, or pet odor remain after cleaning, since those show up in photos and showings. Check what is underneath first, in case there is hardwood worth exposing.

How quickly can new floors be installed before listing? +

On in-stock material, installation can often happen the day after the house is measured. Carpet is usually a one-day job, and LVP or laminate for a typical main floor takes about one to two days, so flooring rarely needs to delay a listing.
